I am excited to announce that Deed Reader Pro Version 2.0 is now available to download and try.  The main focus of this update was to make it easier to review and correct the Deed Text:

  • By default the Deed Text is now formatted with black lines between each call to improve readability.
    DeedReaderPro
  • Now you can click on any cell in the Call Table and it will select the corresponding text in the Deed Text.  
  • Deed Reader Pro can produce an image with highlighted calls from the original pdf or image file.

Version 2.0 Official Release Notes

- Added functionality to the Call Table, clicking on a cell in the call table will select the corresponding text in the Deed Text
- Added the option to view an image of the source file (image or pdf) with the calls highlighted
- Added support for bearings with degrees, minutes and seconds only separated by spaces, i.e. 'N 15 12 45 W'
- Added support for bearings with degrees, minutes and seconds separated by colons, i.e. 'N 15:12:45 W'
- Added functionality to underline and bold "beginning" before the start of calls that are processed
- Added functionality to underline and bold "containing" at the end of the description
- Added the option to insert blank lines between each call so that each call starts on a new line (option enabled by default)
- Added the option to save the deed text in Rich Text File Format (.rtf)
- Added functionality to ignore vertically oriented text (as is commonly found in page margins)
- Added support for TIFF files (.tiff and .tif)
- Fixed but with files not being processed if the filename contains an extra period
- Fixed text scaling when High DPI Display Scaling is enabled
- Allowed the main window to be reduced in size (needed for High DPI Display Scaling)
- Reduced the brightness of the icon
- Improved error handling when Tesseract is not installed properly and the path of tesseract.exe is wrong in the config.ini file
- Reduced and Updated pricing plans
- Updated the manual

I have a few comments/questions after briefly using Deed Reader Pro v2.0.

  1. This app works great for those metes and bounds descriptions that describe one parcel.
  2. Many of our deeds describe multiple parcels in the same deed. The app seems to pick one of the parcels at random and ignore the rest. It would be good if it could read each of the parcels and provide separate calcs with closures. 
  3. I’ve noticed the app will sometimes ignore calls even though they are already in the description. It would be good if there were a way to simply highlight the call and assign it to a location in the call table,

I can post a few examples if you need.

Hi Tyler,

The app should be able to detect all the parcels in the pdf or image file.  Did you try pressing the plus button to cycle through the descriptions in the file?

Also in the latest version of the manual I describe a method to use Snipping Tool to snip out a parcel from a long pdf.  The updated manual did not get included in the latest version like I intended but it can be downloaded from https://www.deedreaderpro.com/how-to-use .  Also watch the Getting Started video if you haven't yet.  I am still in the process of updating so that it matched the new examples and features in the latest version.

Regarding some calls not being recognized.  This is likely because they are not proceeded by 'thence' and this topic is covered in the manual:

I plan to just do screenshots of each legal like I already do when I do OCR, whether there are one or multiple descriptions per document.

I just released Version 2.1 which fixes a couple of issues and bugs that were found in yesterday's 2.0 version.

Version 2.1 (June 20, 2023)

- Fixed bug with "View Highlighted Image" not working when "Isolate Metes and Bounds Descriptions in Deed Text" is not checked.
- Improved error handling and bug fixes for "View Highlighted Image"
- Fixed text scaling when High DPI Display Scaling is set to 125%
- Updated the manual

Taking a screenshot of each description works. It did not recognize one of the metes and bounds parcels until I separated it in its own file. 

Does this application have a way to process a call that "bears" a certain bearing and distance from the starting point?

For example, "Beginning at a point which bears N84deg 21'32" East 137.32 feet from the westerly corner of Lot 100."

It does not have the ability to process that yet.  I plan to add that feature in the future.

Is this still being worked on? Very interested in it. We do a lot of deed plotting and working a lot ocr recognition of old deeds.

Yes, I have been very busy working on Version 3 of Deed Reader Pro which will have many new features and improvements. I hope to release it soon and will make an announcement when it is released.

In response to a question about cursive deeds:

Optical character recognition of old cursive deeds is very difficult. Google Cloud Vision is the only OCR engine that I have found that read the old cursive deeds. It does not work well. The text still contains many errors and I don't think it is good enough yet for me to implement into Deed Reader Pro. Here is an example of the text generated with Cloud Vision for the description in the attached cursive deed:

Beginning at the south east corner of taid quar and being led, thence west one hundred and sixty two poles and seventeen linter to the south west comer of taid east one hundred and thirty poler poles and thirly links to at pact, the cutes tection, thence nath sixty sit and seventeen links to a post and tone, thence nath fourteen poles and leventy links to a Make and stone, thence east thirty two poles to a stake and stone in the east line of said section, thence fouth. righ by one poles to the beginning, Containing sevenly accez, bes the same. more or left.

In Version 3 of Deed Reader Pro which I hope to release in the coming week data can be directly entered into the Call Table. This will allow you to manually enter and plot deeds that cannot be read by the OCR.
