I am doing a retracement on a few tracts and I noticed an irregularity on one record Parcel Map that was done in 1973.

The PM says that the NW'ly lines of Lot 9 of a previous subdivision were re established at record angle and distance from Oakwood Avenue.

The PM shows a distance of 96.27' from a private street sideline angle point to the PM's line produced on the east.

Here are a few pics to give you a better idea.

Now, here are a few pics on the Tract the PM was re establishing.

I see the dimension as 96.21', not 96.27' as the PM notes it as.

Back in the day, the subdivision boundaries of Tract and Parcel Maps used to have what was called a "Blue Border" to define the limits of the maps. The blue border was a traced line about 1/8" in width around the map limits in blue ink. This caused some problems with hidden or partially hidden dimensions that the blue ink was traced over, the blue border ink line was placed on the obverse of the map. The practice of blue bordering has since been done away.

Anyway, in the last two pics, what appears to be a hook of a '7' is in fact, just part of the old blue border.

This is the question...

Is the PM boundary on or off at a point 96.27' east of the sideline angle point?

what about the south side of the street dimension of 87.41 vs 87.35
also a 0.06 difference.

You're a helluva good surveyor, so what else am I missing that would cause you to get worked up over 0.06'?

That happens in places that it is custom to write down what is of record and not show what was just measured on the new drawing.

96.27' but, what did it measure in the field and does the map close? 0.06' ain't much to worry about...just my 0.02 cents worth...:)

Well...0.06' does not get me worked up. I just asked a simple question. Also, my survey is on the other side of the road with a POB that has nothing to do with the PM error.

Well..the RR spike that was set at that position is gone. The one at the PI is in place and it measured what the PM shows. I didn't calc the PM for closure, it's not part of my survey. My deed however does not close by 7' N and 4' E.
