well here's one i haven't seen before

-3 contiguous lots out of an old subdivision in town.
-all 3 have lot and block conveyances from prior 1940.
-2006 Lot A is conveyed and a boundary line agreement with Lot B is filed concurrently, rendering them now, in effect, "a portion of Lot A" and "a portion of Lot A and all of Lot B"
-2007 owner of "portion of Lot A" conveys "Lot A" (there are two subsequent conveyances of Lot A)
-2014 owner of "portion of Lot A and all of Lot B" conveys acreage description that matches the boundary line agreement from 2006 yet also effectively quitclaims a portion of Lot B, a tract that is effectively now "a portion of Lot A and a portion of Lot B"
-2015 grantee of acreage tract files boundary line agreement with owner of Lot C that fixes the line called in 2014 deed
-2016 grantor and grantee of 2014 acreage tract file correction deed to convey "Lot B" to grantee

to be perfectly clear, it was a problematic situation at the date of the 2006 conveyance (occupation of at least 80 years did not match title). but what's transpired since- despite it being completely evident that everyone recognized a problem and attempted to correct it- is that the guy in the middle has CLEAR title to approximately 15' of his 50' lot.

well, it wasn't a surveyor- strange thing is back at the time of the 2006 conveyance/boundary line agmt. somebody paid a guy i know to sort out the whole block- it's clear in various deeds he made sense of all of it. almost called him, but thought "what's the point?" the math is as plain as day, and he doesn't really have anything to explain. it's either somebody's (somebodies') attorney(s) or else these DIY design/build/flip cats that have converted this block into mcmansionville. the funniest part is they outsmarted themselves: they paid a guy to fix it, got it fixed, then went and undid the whole thing. twice.

ed: they didn't just undo it, they made it worse than it was to begin with. twice.
