Went out to do some visual reconnaissance on some lots a client is buying in a very upscale development still in its infancy.
Centerline control permanent control points (PCP’s) were in and looked ok. In general all the lots looked good with respect to grade, drainage, etc. The only minor issue I encountered was an inlet and culvert that missed the mark by one lot line. Nothing a new easement won’t cure.
The following week I returned to the site to measure the outfall of the renegade culvert and found this :-O :-S right in the middle of the lot adjacent to the one I was on. It wasn’t there a week ago and there is no mention of it in the title policy provided to me dated December 2011. Looks like its research time again. There is a parkway planned in this area. I hope for my client’s sake it is just a witness corner or traverse point of some sort.


Below is a picture of a PCP mentioned earlier. Basically it is simply a PK with a washer identifying the platting surveyor or surveyor business. Florida law requires they be placed at all C/L intersections, PC’s, PT’s, PRC’s, PI’s etc. within the subdivision plat. In my experience the PCP’s placed within the plat never agree with the boundary monuments of the same plat. Off by 0.04’(grin) to sometimes more than 1.00’.

A call to that Expressway Authority should reveal what that point is. My first guess is the disk is a horizontal and vertical control point, rather than alignment point.
It's better than finding it when you go to layout the foundation.

I hope not. I live on Sylvan Lake and I know where the Wekiva Parkway is going with respect to the subdivision I live in, but I haven’t paid much attention as to where it is aligned west of me. Guess I’ll be finding out!
The subdivision we are working is the old “Heathrow Country Estates”.
