Once again we out to perform a survey when the client could have gotten by with an answer he could have found on his own. Maybe it was because he has lived on that tract for nearly 25 years.
First, he had no idea of the actual dimensions of his simple tract of three rectangular 20' x 130' lots. On one side of his property is a solid privacy fence. The opposite side is a hodgepodge with no evidence of a single line of acceptance by either adjoining owner. My first step, as a homeowner, would be to get a measuring tape of some length and measure from the fence toward the opposite side. Find out what that is before engaging some high-dollar land surveyor.
After extensive research, reconnaissance and highly-skilled field work we were able to determine that he had planted a row of roses about one foot onto his neighbor and was using an area roughly 6' x 8' that he had fenced off of the neighbor over 20 years ago. Meanwhile, his neighbor had no need to build a bunch of dog-controlling fencing because he had extended his fence until it touched my client's garage. Water dripping off a window air conditioner installed in my client's shop provided a nice puddle of drinking water for the adjoiner's horde of nasty anklebiters. Even a simpleton could have deduced in seconds that no straight line resembling a standard lot line existed and that each adjoiner was probably using some of the other guy's land.
Oh, well. I'll find some way to spend some of those "high" dollars before long.
Just don't spend it all in one place.....
On second thought.....high dollars are what certain farmers in Colorado get for their cash crop.
I owned a home for a few years on a lot that was platted to be 65' feet wide. It was almost 70' fence to fence...and there was a detached one car garage that sat 1 foot inside one of those fences. I never cared to know where the property line was located. Bought it for 30K and sold it for 70K ten years.
The mechanic's car needs a tune-up, carpenter's cabinets need fixing, painter's house needs painting....it's all true!
