A friend asked me yesterday what was up with FEMA. He lives in a house that is no less that 200' vertically from a medium sized river. Now they want him to have flood insurance. This seems extreme to me. Anyone else see this? BTW, no flood maps in the county yet.

I have seen new houses that needed flood insurance because the grading plan called for water to be diverted across the back yard thru patio and to the back door instead of away from.
Who is this 'they' that wants him to have the insurance? FEMA makes the maps that show (LOL) the risk. Without a map there is no official 'risk'. Unless there is a 'study' or a 'risk' map showing a flood of 200+ deep water, 'common' (LOL) sense should do the trick.

I'm aware of a similar situation. The deed includes upland, the bluff and extends out to the center of the river. Probably 60-70 feet elevation change. The house sits atop the bluff, of course, Some nationwide computer jockey decided the house must be in the river, thus the call for the flood cert.
