Possible attempt to fabricate "original" evidence

Today I was working in this little neighborhood of townhomes, built in the 2000s, that I thought would a very easy little boundary survey. But, that thought went downhill quickly. First thing, most of the front corners fell in asphalt, which was recently milled and repaved, so they were history. And I what monuments I could find were often flanked by a second nail and disk about 1 foot apart.

The platting survey is LB024 (PBS&J). I found a few a those corners intact, and reestablished the lot from the those. And the best part is that it agrees near perfectly with the dividing walls of the townhome units, so I pretty sure I got it right.

I think the source of the 1' problem can be seen here:

At the end of the road, which dead ends into a wall, you can see that the plat shows a 1.06' stagger, and as you move up the road, the stagger becomes 1.01'. I believe (and the offsets of the monuments are consistent with this theory) that a surveyor in the past had missed that little stagger and assumed the corners were basically opposite eachother, and that error was perpetuated to other lots. I don't know how this could go on as it was clear just from standing back and looking that these corners did not line up with the dividing walls of the units, but it apparently did.

But here's the part has me wondering. I found a few LB024 disks along in sidewalks that look like this:

But I also found this disk (off by about 1'):

I don't believe that disk is legit. It looks to me like someone stamped the platting surveyor's number on a washer to create "original evidence" that supports the incorrect corners.

well whoever they were they didn't even bother to use a P-K nail instead of that cheap concrete nail.

Nice catch. Don't know about you but I get kinda upset when I catch people being dishonest like that.

Worst case I ever saw was many years ago. Was working on a long running boundary dispute. Attorney for the other side produces photos showing old rusty barbed wire in the middle of a tree his client claimed was the line.

Funny thing was, I had photos of that same tree taken when we were out there. No wire then. It seems the client had taken a drill and drilled holes in the tree and inserted the wire.

Two different type of fender washer, or is one older than the other and set in a divit that collects water, rusting the monument ?
These are generally zinc coated, Galv., or SS

Was this the same company that sent out two crews, One originally got it right, the other didn't catch the block offset at the end of the street ?

It's not the same stamp set. Just look at the style of the number 4 in the registered's ID number.

the newer washer looks like aluminum to me. Aluminum washers are available, we have some stamped "Cal Fire Control."

Wow, that's a mistake waiting to happen (again). Good job on catching it. It's scary to think that someone might have fabricated the evidence. I sure hope it wasn't another surveyor.

I did a little work for "Peanut Butter Sandwiches & Jelly" several years ago, but it was construction layout. I didn't even know they were involved in subdivision platting. Guess I should have, since they're such a big company.

WOW! That is total BS trying to set stuff that looks like someone else's control. And who came up with the idea for the staggered R.O.W. lines? Like that isn't a recipe for disaster....
