Partial ALTA Survey

Have a question for ya.

Client calls and wants an ALTA survey, but for only a portion of the property.
The title commitment will be for the entire parcel, but the topographic information needed is only for a small portion of it.

My thought is that I would have to perform a boundary survey of the entire parcel, but limit the ALTA information to the portion needed and cleary state on the survey that only the south XX feet of the parcel is included in Table A or something similar to this.

I know Section 6.B.v of the ALTA standards states that the remander of the parcel must be shown, but I am not sure if they are talking about a title commitment that only includes a portion of the parcel or something similar to my situation where the title commitment covers the entire parcel.

Anyone come across this before?

Have to show all items within 5 feet of PL. The rest as far as I can tell is optional (Table A item 8).

There is no need to survey the entire parcel. You only need to survey enough of the parent parcel to properly determine the location of boundary lines of the small portion. If you have a 100 acre tract wtih 100 different corners, why would you need to survey the entire tract in order to cut out 1 acre in the corner?

I agree with Tommy Young. Just be sure you have a well written contract.

Minimum Standard Detail Requirements
5) ... the field work shall include the following:
C)ii) The character and location of all walls, buildings, fences and other improvements within five feet of each side of the boundary lines, observed in the process of conducting the survey.

I do not do many ALTA's but I recall that requirement.
Of course, if you divide the property you can limit the survey, but you will likely need the full survey for the division.
