Working on a description for cut out parcel. I have a virtual paper title record, two purported section corners, old deed descriptions, fences and roads to go by. Description is tied to the center of section and none of the quarter corners are available by in place monuments. This is just how it is in my little valley. I've never really figured a good way to keep the title records and then the survey reality in tact, the title folks and county recorder seem to think the title records are the true gospel.

Anyway, here is a first draft attempt:

DESCRIPTION

A portion of the following described parcel reflected in the official records at Book-Page-Entry :

Beginning 4.90 chains North of the center of Section 11, Township 18 South, Range 2 East of the Salt Lake Base and Meridian and running thence South 89å¡ 45' East 17.26 chains; thence North 5.87 chains; thence North 89å¡ 45' West 17.28 chains; thence South 5.87 chains to the point of beginning. (P# 7019)

Described in harmony with the title records as follows:

Beginning 4.90 chains North and South 89å¡ 45' East 6.71 chains from the center of Section 11, Township 18 South, Range 2 East of the Salt Lake Base and Meridian and running thence thence South 89å¡ 45' East 8.52 chains; thence North 5.87 chains; thence North 89å¡ 45' West 8.52 chains; thence South 5.87 chains to the point of beginning.

Located on the ground by a survey done by LRDay, PLS XXXXXX, filed as survey number XXXXXX with the Sanpete County Surveyor as follows:

Beginning at a 5/8 inch diameter rebar with 2-1/2 inch diameter aluminum Highterra LLC survey cap (HT Cap) located in the fence line on the north side of 100 South Street which per the title record would be 4.90 chains North (measured North 00å¡ 24' East along the quarter section line in 1500 West Street), 6.71 chains East (measured South 89å¡ 21' East in 100 South Street) and 0.25 chains North (measured North 00å¡ 24' East) from the center of Section 11, Township 18 South, Range 2 East, Salt Lake Meridian, said HT Cap being located 3848.03 feet South 53å¡ 27' 03‰Û East from a 1999 Sanpete County section monument purported to be the northwest corner of said Section 11 and 3187.53 feet South 43å¡ 29' 33‰Û West from a 2000 Sanpete County section monument purported to be the northeast corner of said Section 11, Basis of Bearing being North 89å¡ 46' 31‰Û East 5285.92 feet from said northwest to northeast section corner markers; thence North 00å¡ 24' East 370.92 feet to a HT cap (set one foot underground); thence South 89å¡ 21' East 562.32 feet to a HT cap (set one foot underground); thence South 00å¡ 24' West passing over a HT cap at 368.38 feet and continuing on same bearing 19.04 feet for a total distance of 387.42 feet to a point in 100 South Street; thence North 89å¡ 21' West 562.32 feet to a point in 100 South Street bearing South 00å¡ 24' West from the point of beginning; thence North 00å¡ 24' East 16.50 feet to the Point of Beginning.
