I am trying to look up an LLC that purchased property in NC last year. How are LLC's filed in PA? It's important for me to find if the person's who sold the property are actually part of the LLC the property was sold to. Is there a link for the public to look up information or is it a phone number that needs to be called.

Thanks in advance

OK...and thanks. That got me the answer of who, It's the Department of State. I went to their site and looked up the llc and found nothing. The property is in the name of an llc who has a PA PO box and address....but no information of the llc. The scumbag who stiffed me $14,850 has something to do with this. I'm not quite sure what. But something doesn't seem to make sense. How can you convey a piece of property to an llc, have the llc's name, po box and zip on the deed of conveyance and there be no record on the existence of the llc. Now granted I'm a bit pissed right now so I am assuming I am missing some critical links. Wished I could get the commissioner of revenue for the county in NC back on the phone. They still send out tax bills .....don't they?

An LLC can be registered in ANY state and do business in ANY OTHER state. A popular place is Alaska as a number of secrets can be withheld from public information. Delaware is advantageous for corporate taxes.

Finally got the county on the phone. They do not check the validity of LLC's. The property taxes were paid last Aug. Something still stinks to high heaven on this one. I finally ran down the ever changing address of the person. It's changed 3 times since I had the judgement from the courts. Technically there is nothing I can do with out the support of the Sheriff office/police. My attorney does not want to help because....it's challenging....geeee...

In Maine and probably in all States you can start an LLC for a small fee then every year you have to renew the license. Many people don't renew and from a license perspective you are no longer listed as an LLC. Check the older records from past years.

Legally, an LLC is nothing more than a partnership or sole proprietorship with the same protections as an S Corporation. When the LLC ceases to exist the land reverts back to the partners and they are fully liable for the debits of the LLC.

I recently went through the same thing as you, but for nearly twice the amount. I sued the parties in their proper names, got judgments, and recorded them in all the counties where I did the work.

Since the value of land has fallen so dramatically and the parties had first mortgages on the property that were eventually foreclosed on I ended up getting nothing except an education on how the process works. 🙁
