Can a lot/parcel/tract of land be created by deed only? If so, what year was it allowed or has it always been that way? Does it depend on the zoning?

Just curious.

10 Acres and over is the magic number to be able to subdivide without recording a plat. I want to say that law came about in the early 70's, but can't seem to find the actual statute right now.
