Who wants a nightmare?
2010 - we permit a McMansion with fill in a coastal A zone to remove the structure with CLOMR-F. - We added a basement with mechanicals.
2011 - the Feds fly the area while the house is under construction before the fill is in place.
2012 - the House is completed, but the client does not believe he needs the LOMR-F.
2014 - The new maps come out based on the 2011 flyover and they place this property within a Coastal V Zone. I prepared an EC and he somehow got a grandfathered flood insurance rate...
2015 - Now he is back to finish the process... I think it might be too late and he will have to go with a full LOMR...
