When retracing a deed with a stated BOB and you only find one remaining corner! Would you just sit up on said found monument, restablish BOB, say astronomic, and just start resetting record calls?

I say no one would!

Thia is supposed to be the intent of the BOB.......

Kent McM survey.

I recently followed a Kent McMillan Survey, a blind man could've followed him and fortunately I was able to. ;0) Kent gave a basis of bearing, control monuments set, used or borrowed and explained in laymens terms EXACTLY how his survey was performed and his results, an absolute pleasure to follow and made me feel inadequate with my survey.

Greg, the object wasn't to make you feel inadequate. It was to leave a record that was clear and unmistakable. I'm glad to hear that things worked out on the tract you were dealing with. That is a very messed-up area in many respects and it took me a fair amount of time to find the old evidence that clarified things. So I thought it would be a nice gesture to put it all in the public records to give others the advantage of it rather than just standing back and watching the confusion grow.

Yes it was a confusing area that became very clear after I received your invaluable information, and I closed my tract easily, but my statement was about the beauty of the legal you wrote on the tract and the invaluable info you provided for adjoining tracts to the one you were surveying. If I was giving a grade, yours was an A+ and let me get an A- on an adjoiner, simply from your description. You wrote the most thorough and so say I beautiful legal description I have ever read, so discussions like this concerning a basis of bearing can never compare to yours. Thanks for all of your help.
