The minimum standards reference Boundary Surveys etc...

I am reading that the minimum standards would not apply to easement surveys/exhibits (say 30' utility easement)

Any thoughts?

A plat of grant of Easement isn't specifically mentioned in the standards, but I guess it could fall under section b2 "other specified land area" Might want to check with Mike F. on the board to see what he thinks.

I am not aware of requirements specific to easement grants or plats. However, Section 1270.56 Minimum Standards of Practice g) - Minimum Standards for Writing Parcel Legal Descriptions would cover the easement legal description. Plat/exhibit signature/seal requirements are per the Illinois Design Code Manual. Local agency ordinances (county, village etc.) would cover other various requirements for recording.

I hate to say it, but often easements I do are written in a pretty vague manner. It all depends on the situation. An example would be something going across an open field. I often will say "A 20 foot wide easement on the centerline of the sewer as installed". In other cases I will do an easement to the same accuracy I would a boundary survey, each situation is unique. I'm not sure I've seen any standard that adress the issure in the Illinois standards but have never really hunted for it either.
