Show him he already has more land than he thinks he has.
Fellow is building a new fence between two farms. Adjoiner catches him getting started. Takes him to one end and shows him where the corner is. This doesn't line up with existing fences, so fence guy starts to whine. He is told that it was surveyed about 20 years ago and the corner is about five feet north of the old fences and trees. I get called by both sides of the dispute. I recall the county engineer re-establishing this point over 15 years ago and seeing his filed survey notes. Tell them I'll be out today to find the corner. Fence guy is there watching. Find the monument per references in less than five minutes. He starts to whine. Says they must have started at the corner to the north and measured 2640 and stopped instead of doing it right. He shut up when I told him that wasnt' correct as the record number was 2664.6 feet. Asked if he wanted it moved roughly 25 feet north (more into his land). He suggested I forget that idea.
Good Job! It's a wonder he didn't want you to go 2640' from the south.

Me and my old boss had an incident where a fence builder dude told us flat out that we couldn't measure right because he ran out of fence material about a hundred feet or so before he hit the flagged up corner... we are not in PLSSia either... but this was up and down hill and dale and across gulleys and ridges in M&B heaven... dude was a douche.
