Don't worry about it; my post wasn't intended to be accusatory about anyone's reaction to the OP, but kinda a general agreement with you.

Everyone can now return to important discussions about slavery and jambalaya

(For the record I'm against No. 1 and both Gunther and Dan were wrong on No. 2, jambalaya, properly made, contained duck and tasso)

Yikes.

I'm gonna duck before things start flying...

I am reminded of the Salsa commercials, describing where the salsa was made.
"New City York City! Get a rope!"

I'm reminded of that same commercial every time I give a homeowner a price for a recorded plat. My price gets repeated back to me in the same tone of voice as "New York City" in the commercial.
It used to bother me, now I just calmly explain the reasons why its significantly more expensive than a lot survey and move on.

Hehe, I don't mind the off-topic banter from my original question. I will get back to you guys. I figured I'd talk directly with the surveyor that did the map and see what he says.

I once offered an estimate directly to a property owner with his real estate agent standing nearby. The agent's immediate response was to blurt out "DOLLARS?"

Considering that my figure was considerably smaller than what he was going to get out of the sale of the property I countered with, "Yes, the same kind of dollars you will get in commission."

Hey everyone, I got a response back from the surveyor:

"The Only Legal Description is the plat. If After you look again and still can’t find your corners. You could hire our services. And we could find or reset them for you."

I guess that doesn't sound good.

What now?

Personally, I would hire a different surveyor, the majority of the posters that responded to you thought the plat was questionable.

Actually, that is a fairly normal response. There is no way for him to know that after the last day he was out on the project, that someone didn't come out there and pull or move everything. It doesn't happen often, but it does and has happened.

I stand by what I said earlier, kind of a weak plat. I'd hire someone else locally and see if they can explain the plat to you in more detail, and maybe he'll give you a "politically correct" response about the styling of the plat and its info. Ask if the LS is coming to the project, or someone that can answer questions in detail. Not that I don't think some Party Chiefs can't answer the same questions, an LS should know more about the local guys than the PC's and can probably speak in a little more detail, without being crappy about it... just some food for thought.

Good luck!

Find them yourself or pay to have someone who knows how to find them and replace missing or disturbed monuments if necessary.

Do you live in Doss Texas?

I'm going to try and find all the markers this weekend. Since I"m interested in buying some acres next to the property, I need to have a clear understanding as to where my boundaries are.

Paul, no, I don't live in Doss. I'm nearby, though.

I'd say that response from your surveyor is even weaker than that drawing. Also, if you can now scan the rest of it, I'm sure we'd all love to take a look at if for you. Let us have a gander at the whole thing and maybe we can help steer your thought process when you hire a surveyor.

Doss

Turn that plat into the Board of Registration. It's crap on more than a few levels.

Are you guys still seeing the plat? It says it was moved or deleted on my machine. From what I remember, it was odd that it showed azimuths and bearings but from that small portion of it, I couldn't say it was complete crap. Also, why was the surveyor's response so bad? Are people not supposed to be able to find their own property corners with the aid of a map? All he said was if you don't find them, they'd come out and help, right?

Image is gone, he probably deleted from Photobucket.

It was very odd that bearings and azimuths were intermixed... the only thing that didn't make it crap in my eyes is that all the text and such was uniform... thanks to whatever CAD program was used, but that is the only reason.

I don't think the surveyors response was so bad, like I said, it sounded fairly typical or common to me. I agree with you on that one.

How to read a plat map...DossTx

I think I can spit farther than Doss is wide 🙂

Email me the map and I'll give you some tips on finding the corners...if they were actually set that is.

That has to be one of the oddest subdivision maps I have ever seen with the mix of azimuths and quadrant bearings.
