We have a subdivision here where there are bearings and distances for 30+- lots and then in one corner of eight or ten lots there are just distances. It's like someone yanked this off the draftsman's desk and recorded it before he finished. I have surveyed two of these lots, and while there were iron pins more or less at the called distances, both eventually came down to lot line agreements. An Attorney had an interesting comment during the first survey..."Hell, you should be fine, what would be the argument against your survey".
Sometimes the lack of information can be a blessing. i have learned to enjoy, to some extent, turning problems like this upside down for a fresh look.
I can't tell you how relieved I am that that wasn't a serious question.
What you do in most of the City of Sacramento is split the curbs and go from there. Naturally you run into the situation where the curbs are different so you can argue with the other Surveyors as to how exactly to split the curbs (lips, F/Cs, TBCs, or back of walks, etc). A lot of East Sacramento (immediately east of downtown, there is now a lot of Sacramento east of East Sacramento) was subdivided in the 1910s and 20s. They would have a rectangular tract which they put a street down the middle and lots on either side. So every rear lot line is also a subdivision boundary. How do you prorate that? If the street on the south is "J" Street or Folsom boulevard then those got improved later so good luck figuring them out or matching subdivisions across the street. All of the plats are just diagrams cooked up FAST probably to sell lots and make a quick buck.
Developers are parasites on the land. Never spend an extra nickel. The best time to substantially monument a new boundary line is when it is created but if you can cook up a plat or a Legal Description then money can be saved which equals more profit.
Same in old metro areas, split the curbs and proportion everything from there for a starting point, look for occupation that fits your version of the universe. In some older subdivisions, they gave us a get out of jail free card with remnant lots, with no dimensions. On those hold record and push all deficiencies and excesses to the remnant lot.
Sadly, recovered pins from years past in these type subdivisions only add to the confusion, have found too many where there is only 324.58 feet on the ground (between curblines) and 330' called for by plat.
