Grantor-grantee index system

Iƒ??m not sure how common this system of indexing is in courthouses. ?ÿIƒ??m mostly retired but am still technically employed and did some work the last couple of weeks. ?ÿI did courthouse research and drafting for potential projects. ?ÿTwo of the three courthouses I visited we the grantor grantee system. ?ÿThe only way to find anything is by name. ?ÿBoth courthouses had a computer system that allows you to do a search by quarter section for more recent documents.

My question is how do you find older documents in this type of recording system? ?ÿSometimes the Assessorƒ??s office will be of help but in this case they werenƒ??t. ?ÿIƒ??m looking for easements and other documents that would affect the property. ?ÿIn the past the only method I have found is a local title company. ?ÿ?ÿ

I would imagine that varies greatly based on location.?ÿ In Maryland, they have scanned all deeds back to 1969 that can be located by name search as grantor or grantee.?ÿ

From 1969 and back the deeds are scanned and cataloged but not indexed . The grantor/grantee index books are scanned and searchable. It takes a little more time but nice to have it all available from the desk.?ÿ

You trace the chain of title back, and then search under the names of the owners.?ÿ

....Sometimes youre lucky right away, others its just a slog.?ÿ Esp if they have lots of same names or worse, low tax base counties have less scanned or at all.

making friends from behind the desk can be invaluable. making a 'nonfriend' could be endless rabbit holes.

i had a great experience in east texas poring over those taupe colored(previously white i imagine) doing research for PRP?ÿ lien release work. Took time and even saw things filed before the treaty of Guadelupe Hidalgo.

I practice in RI, a colonial state.?ÿ The only way that I know of is to establish a chain of title for both adjacent lots, using the grantee index.?ÿ With that chain of title you then run the grantor index to find the easements.
