I had a simple survey to do, two ranches need to adjust the boundary between them. The process is to submit an exception plat and a couple of forms with the county. They review and tell me to file the plat, I then send the description to the client/title company/attorney, whoever they need to prepare the deed and it gets filed.?ÿ
There are two forms that need to be filled out and signed by the grantor and grantee. The grantee is the client for this one and I sent the two forms filled out to be signed. For some reason the grantor form isn't showing up.
The grantor wanted a copy of the land area to be granted so I sent him a blown up zoomed in pdf of the site showing the roads, fences, tanks and such that I figured would explain the parcel graphically.?ÿ
I got a call from the grantor saying that the "plat" I sent had the "deed" cut off and the county wouldn't accept it when they went to file it.?ÿ
I spent most of an hour on the phone explaining that I need the signed grantor form to allow the review process to begin, the grantor says his mortgage company won't sign, I tried to explain it's simply a form for an application review,,,,,,,seems to be going nowhere. The county must have been so confused when they showed up with that "plat", at least my name and company wasn't on the PDF I sent.?ÿ

Then you shouldn't be dealing directly with him. You should go through your client so that he understands when you bill him for the extra work you have to do to deal with his neighbor...
