Working on my last LOMA EVER!!!!!. I have only done these because I feel I have a professional obligation to help people. I haven't done that many so I guess I'm not experienced enough to be proficient at it. I'm a small shop and have plenty of boundary work to do. Just don't need the headaches!

Owners can do the LOMA applications now themselves. All they need from you is the Elevation Certificate. Of course, if you want to do them as a business service, you certainly can, or you can refer them to the link below and let them do all the necessary leg and paper work.

You certainly have to be persistent to get through FEMA. I have a current case that started with an Elevation Certificate 5 months ago that escalated to a LOMA. After 20 additional requirements I finally jumped through enough hoops FEMA issued the LOMA. I think your success depends on which agent you get and how patient you are in filling out nonsense forms. I have a hard time dealing with a statistical model using 20 foot contours to determine flood levels to a foot, to be interpolated to a tenth of a foot. It was probably once a good program that has now turned into an insurance scam.
