One side of the house is zone AO - 3 feet deep, the other is zone AE, with a defined BFE. By the way, this is a flat area. The reason for the rapid change is it is a coastal area - it goes from VE at 26 feet to AO at 3 feet to AE.
Is it always the case that the worse case governs?
See attached picture.
I usually add both to the form, then attach a FIRMette and a description of the circumstances. I have even plotted the building over the GIS to show exactly what is going on. The State Flood Plain Manager has been happy with the EC's of mine he has reviewed, so I will continue in this manner until he is replaced or changes his mind.
Yes, if you look at sections B8 and B9 on the cert you can see that the structure can land in different zone(s). Just add both zones and fill in the BFE in section B9
VE zones? We don't need no stinkin' VE zones.
Wouldn't even want to hazard a guess on how many hundred miles it would be to the nearest one.
