"Entitled" interested party

I'm not gonna bash this lady because she sells real estate. However I am going to be critical of people that feel "entitled" to get something for free.

I would have said last year, but I looked and it was two years ago. I provided a survey for an estate to isolate the old house and five acres from the remaining land, all under cultivation. I seem to remember it was in conjunction with a sale and I do remember this realtor lady, although it was the trust that paid for the survey. The house was large and well kept and I think it went for around $450k.

Fast forward to yesterday. I get a call from this realtor lady and the party that had purchased the property two years ago is selling and has a buyer on the line. Apparently this realtor lady that called is handling this transaction also. She has a copy of the survey I did two years ago.

"The buyer needs to know where the property lines are", she tells me over the phone. And, btw, this is holding up the deal. Basically she wants me to get out there in the 'next day or two' and remark the corners.

My next question was who's paying, buyer or seller. You would've thought I pissed on her leg in church.

She couldn't believe I wanted to charge to go remark the corners. She even had a copy of my original invoice and hinted that "for that much" I should be a little more forgiving.

I asked her if she got paid her commish the last time she sold the place. She said yes. And then I asked her why the hell she was charging somebody to sell it again. All she had to say was "you're being hard to deal with."

I told her I would drive across two counties to remark the corners, for free...if she'd waive her commission also.

The conversation was really, really short after that.

I've had that happen a couple times, what are people thinking that we're responsible to maintain the survey and keep it marked up indefinitely. At one point it got me thinking that maybe I should offer this as an additional service when people sign up for a job. For a certain amount of money we could come back every so often to remark it, but I doubt I'd get any takers. Then there is the agreeing to a cost but then complaining about it later...total BS!

You're probably right...I love my dogs too much to kick any of them, so I guess the general public will have to pay the price until I hang up my plumb bob.

Never forget this important law of surveying in that the survey you do for free will be the one that causes you legal trouble.

In my opinion, the one correct answer was: "Sure, I'd be glad to discuss this with the buyer. Have them give me a call so that we can make appropriate arrangements."

I think you are on to something. Do it like the yard maintenance guys when they spray a yard. For a continuing fee of $100 we'll add new flagging every month and freshen up the paint circles.

Been there
I was registered in MS and got a call from some realtor to do a lake lot . I knew it would be pia because the courthouse was destroyed the year before and records were transferred to a double wide offices set up
in a parking lot. They actually did a very good job of getting that arranged and it was very well organized but still lacking some records. I guess no MS wanted to deal with her. The buyers were an elderly couple from New Orleans who lost their home.
Job was billed by hour including both mob and demob. Had to recreate the wheel out there too.
But it got done, the couple came out on the last day to see their corners. We had to escort them
through the brush and cut lines.
They were very satisfied and didn't question the work or the billing. BUT the realtor made a remark to me about my price. She said that she has sold this lot twice before and never paid any MS surveyor any where near my price.
My only response and last words "how could she justify her multiple commissions?"
Did see her later on TV, she was running a commercial for herself with coifed helmet hair and spackled face with plastic smile.

When the caller begins their conversation about "favor", they have opened the barter door and I begin the search for what they have to "give".

Conversation goes down hill very fast after that...........:gammon:

Last week caller wanted to know why I quoted higher than some and lower than others.
My answer was that did he want a plumber to show up with duct tape and a gob of goo to fix his leak or to fix it right with affordable materials.
Caller got angry and said, I'm a plumber and what do you mean.
Told him that I'd bet he had two prices, one for affordable materials and another for top of the line fixtures and would never show up with duct tap and a gob of goo.
He understood...........

That is exactly right, All I have ever done with a real estate agent is waste time. If they aren't paying the bill, they aren't my client, and talking with them will only create issues.

The problem is that people pay these people to be their agents, to act on their behalf, so they want the agent to take care of it. But what a headache. And the agent, contrary to the good of the buyer, never REALLY wants a survey, because it can only cause problems, never make things better (problems as defined by the agent, who wants to sale to happen and get paid...of course a survey doesnt shouldn't create problems, just reveals them.)
