Any comments welcomed. The Firm shows a nearby BM and the super ceding value is a vertcon value.

does vertcon work in your area? ours is a little off... up to 0.3'

i am thinking of restructuring our fees for elev. certs as the maps are changing substantially (one embayment is going up 5 feet). as we work in only a couple of towns, why not have everybody pay for the level loops? fixed fee for a certification as it's boilerplate plus $300 towards leveling. every 4th one would give me the $ to send a crew out for a day of leveling and setting BMs in UPs along the way. helps the poor fool in the sticks and sticks it to the guy with the BM in his front yard.

The main difference between a VE and AE is that you need to get the lowest horizontal supporting member, and that any enclosure below the BFE has to be looked at closely. There are very strict rules on enclosures in VEs, so the square footage is very important. The agent may try to get you state if the walls are "break away" or not, so be careful, that determination (per FEMAs rules) must be made by an engineer. Take pictures of enclosure walls inside and out, if you can.
