An EC was done on a residence in the last two months by someone else. I did a regular boundary survey for closing today. I got a call late in the day that the lender is requiring a EC on the boat dock behind the residence on the lake waterfront.
Is this common and what would the dock be in terms of a structure on the EC form?
Do you guys charge differently than for a residence?
My first request for this.
Seeing as how it is obviously prone to flooding the requirement is to help assess the premium for the flood insurance.
I am assuming they want to know if it could articulate and stay intact at 1% annual chance elevation? Would need a note explaining whether it could or not and plenty of photos.
Not sure about which structure, maybe some of the coastal guys know.

Holy Cow posted some time back about a house boat and an el cert for the dock it was tied too ... I can't wrap my head around this. I don't think FEMA insures docks or boats ... I hope someone can explain this to me some day.

I remember that thread. A FEMA worker in Washington, DC is the one who shared that story with me. It involved high dollar homes (house boats) on Lake Erie, I think. It made no sense to me either. My specific case for which I had called him involved what was originally a mill built directly in and above the river so the river water would power the millstone and related equipment.
For this thread, my question is: "Why"? Are they asking for an EC on the dog house also? How about the chicken coop with the Taiwanese Silkies?

I would think that "boundary survey" would be more clear. "Mortgage Survey" might take on different connotations in different states; from ALTA survey to Mortgage Certificate.
(sorry for the hijack. I am totally blank on the boat dock elevation certificate issue).
