Clockwise always! And never label bearings twice, we just make sure the exterior boundary follows the legal and the rest of the directions dont really matter.

attornies writing descriptions in Texas. Say it ain't so, Kris. Land Practices Act doesn't allow for that.

If I have room (like on a partition plat) I'll do the same. Subdivision plats with tiny lots? No way.

I always label directions clockwise and do not worry about direction of interior lines although I will alternate adjacent interior lot lines. I have been asked on occasion to label both and tell whoever is asking that this is unnecessary but I will gladly do so for an extra fee. I try and explain why it's unnecessary, but usually I can hear peoples eyes glaze over. Rarely has someone said to go ahead and paid the extra. I dont mind the extra work, as long as I get paid for it.

Our convention is to label the outer boundary clockwise, then use NW or NE bearings for all internal lines.

Never seen anyone label a line bearing twice, and don't really understand why anyone would want to. It's such a simple concept that even lawyers should be able to understand it. 😉

I put an arrow under the bearing to indicate the direction of the line in relation to the North arrow on the plat.

Well, what if it was done in 1935 and 10 acres doesn't close by 25'... gonna have to disagree with you on that comment.

I was always taught to go clockwise as much as possible. I'll start the perimeter or road, then lot 1, then 2 and so on.

Most attorneys in this neck of the woods have learned how to describe a lot during a conveyance:

Lot X as shown on Plan Book ABC, Page 123.

The best is when they add this description to an attachment and the recorded sheet just has the simple line...

What I meant is that when your description says you are going North and East, then the plat should have a line labeled as North and East, not South and West just because no one paid any attention to what the description said it was.
