Deformation monitoring inside and outside existing building

We are looking at a project of an existing 5 story condo that will be undergoing foundation repairs. There is extensive existing damage inside and out that will be repaired with adding piles, helix structures, etc.

The outside monitoring should be straight forward. We can add targets all over the place and will have easily accessible control well outside the limits of the project. The problem is the inside. They will be removing soft walls and exposing all columns and walls to bare concrete.

The real question is how do we monitor the inside??ÿ We do not have faith that we will have direct access to the outside control. The owners representative also asked about real-time monitoring. Anyone done that?

My first thought would be instrumentation in lieu of optical monitoring...maybe tilt sensors on the vertical elements and liquid leveling sensors on the horizontal perimeter.?ÿ Almost all instrumentation for structural & geotechnical monitoring can be set up to work remotely; I use vibration monitors that send out text messages when the threshold levels are exceeded.?ÿ

That said, if you don't' work for a firm that has the engineering expertise (or surveying for that matter?ÿ - I'm of the belief that measuring movement is measuring movement?ÿwhether done with an optical instrument of fixed instrumentation) a five story condo isn't the project to learn on (every single?ÿunit owner?ÿowns the common elements, therefore every single unit owner has standing to sue you) .?ÿ IF I were in your shoes I'd look for a small geotech firm to bring in as a partner then you could team with them down the road when they need traditional survey monitoring on projects $$$.

That is exactly what I was looking for, thank you. I understood the potential liability but it did not dawn on me the number of potential common owners that are involved.

There is a reason that some E&O insurance providers want to know what percentage of your work is on condominium projects.

And in a five story condo at least one unit owner is going to be an underemployed attorney, be related to one, or have a friend who is one.?ÿ ?ÿ
