Maybe I shouldn't bring this up again ... but I've been reading the deed that JosephNY posted a while back and several other colonial deeds.?ÿ

I'll give them this about the PLSS. Any yahoo from out of town can get within sighting distance of a PLSS section corner to start looking for monuments.?ÿ It may get complicated thereafter depending on the history and maybe presence of poorly described metes parcels in the section.?ÿ

But these colonial deeds require someone to have or research for a lot of local history, because of the changes in names of the villages, multiple names for roads, moved roads, disappeared landmark buildings, and deeds giving bounds by who owned the adjoining parcels a century or more ago with no update, with old magnetic bearings having no date. It can take a lot of work for a surveyor to know where to start looking for stone piles.

Amen, Brother Bill.?ÿ I have enough headaches where I am.?ÿ No need at this point to explore the intricacies of Colonial surveying.?ÿ That is not to say I view PLSSia as a stroll in the park, because all who work there have learned it is not as simple as the uninitiated believe it to be.?ÿ Heck, I don't even want to go to Missouri where some sections are nearly double the size they should be with lots and lots of lots.

For me the historical information is the best part. Recently did a boundary survey in Portsmouth, NH which will be 400 years old in 2023. I had deeds back to the late 1600's, had to look at town books to see grants out of the common which were not deeded but distrubuted at town meeting, and found a plan for the division of an estate from 1760 that was actually very important to the boundary determination. All 4 streets that showed up on the plan had f/k/a names for the streets. This to me, was very fun. Also, at least with clients I work for, they understand the importance of this info and the need to spend a significant amount of money on research. That boundary turned into an ALTA, at least the attorney I was working with was local and knew there weren't dedicated widths of the streets, they are all variable. Explaining that to an attorney in Tulsa is always a challange.?ÿ

@holy-cow There have been several surveyors from other states say Ohio is the worst mess. A map of the original surveys and Ohio Land Subdivisions, Volume III of Shermans 1925 report are required reading for the Ohio PS exam.?ÿ Several colonial systems are represented as well as the initial trials of semi PLSS systems.?ÿ Only the NW corner of the state approaches the current PLSS system.
