Well, in Texas, "mineral leases" mostly means oil and gas. Those leases are typically associated with particular tracts of land because the ownership of minerals varies depending upon what predecessors in the chain of title (former owners) have done or haven't done to separate the ownership of the minerals from the surface ownership. Yes, geographical coordinates are extensively used in oil and gas development, if possibly not explicitly in the lease documents.
The exception to all that would be off shore oil and gas leases by the State of Texas to submerged lands owned by the State and situated in the Gulf of Mexico. I believe that geographical coordinates (or projections based upon them) are extensively used in those lease documents.
