I got the go ahead to survey two adjoining lots in a town two counties over. Both lots together total less than 0.5 acres.

Most of the surrounding deeds were from a tax sale of the area back in the 1940's and call for "a vacant lot in the city of XXXXX bounded on the north by Main Street and on the east by lands of XXXX, on the south by lands of XXXX etc ..the above description is from the City of XXXXXX Map of 1928."

The only copy of the map anyone knows of is in the city hall in a frame. There is not one dimension or bearing of any kind on the entire map and the lots in my block have no continuity of any kind in size or shape. Random lines. My two lots are vacant, the owner is out of state and the adjoiners are not much help as far as information. They did tell me they have been maintaining on what they believe to be part of my client's property so their yards wouldn't get so "snakey". So no possession lines.

I did wind up finding some concrete monuments and pins back in the woods on trip #3 that started pulling things together along with some deeds in the block that had some decent calls.

Long story short, after 3 trips over there to tie down and look for everything I could find in the block and a week of mulling it over in between other jobs, I'm finally going to set the pins on it in the morning. I'm not banking a lot of money on this one, but I finally like what I'm looking at on the CAD screen.

Maybe I'll get to eat the bear next week.

Phillip

But you better not .....

prepare a plat or write a new description. According to some here referring to the lot numbers should be an adequate description of the lots. NOT!

This is a good example of why our job is not complete until we set corners and report what we have done.

Sounds like one of those "And I dare anyone to argue with me" surveys.

LOL...

ALL my surveys are "I dare anyone to argue with me" surveys.

I welcome the opportunity to explain my opinion...

We saw a very fresh scratched up Redwood tree yesterday with claw marks in the bark.

We don't remember noticing it before lunch on our way up the line but we certainly noticed on our way back down at the end of the day.

Probably a mountain lion did it. I don't think there are any bears around there.
