I have an attorney asking for additional entities to be added to an ALTA.?ÿ Work was done 3 months ago.?ÿ My response was to perform an update, visit the site, and add the entities to the certificate.?ÿ He is now requesting that the date of the work not be brought forward, just add the additional parties to the original work.
This feels fraudulent.?ÿ Anyone have a quick opinion here?
Sounds fraudulent to me also. If the ALTA was signed sealed and delivered, any changes are an update with a new title report referenced. Don??t let them jerk you around.
What is he asking for,is it something in the ALTA line items or something else?
The reason for the ALTA is all parties involved agree to the same standards. I would tell him I did what was agreed to, and new work is a site visit and new survey date, and new invoice. Lawyers ask for everything all the time, when you say pay me, they decide they can do without the updates.?ÿ
I only cert to the entities that were listed on the original title commitment used to perform the survey.?ÿ Anybody else I would consider a new client and dealt with as such.

Most ALTAs are required for multi-million dollar deals.
Quickie solutions are not relevant.
I give my ALTA clients about a dozen crimped certified copies so they can use them till they run out for their new financing.
After that and when there have been additions and new improvements, it is new survey time.
Never put a newer date on an old survey unless you visit the site and locate any changes that have been made.

I do it all the time. Of course I verify everything and charge almost the same fee..?ÿ
