Can you explain what these elements include?

-private contractor map check fee for an incorporated city
-tax bond payment costs

Where the fees to the city more than the cost of the survey? Do you think high fees charged by the city discourge people from getting surveys and hurt business?

The whole State of California is broke and the greens have ran most of the wealth producing industry out of the state. When they kill the remaining producers of wealth by taking from those that do and the existing government can no longer feed on the people the whole thing will come tumbling down. I would say it would be interesting to see what remains but I kind of expect us all to be in the same boat and fighting for out place in it. Parasites have a history of killing the host and when we have the government and those feeding on it in the majority, the host is doomed, the majority will keep right on sucking.

Yep..

> -private contractor map check fee for an incorporated city

In LA County there are two ways a subdivision map is checked. By the county, or by the
incorporated city the subdivision is being done in. Some cities contract to the county for check, others either have their own checkers (City of Los Angeles does) or subcontract the map out to a private surveying and/or engineering firm. His fee was $ 6552.00...took 6 months to jump through his checking hoops but we finally got past that.

> -tax bond payment costs

The land being subdivided had tax clearance for 2010. However, a fee of $ 25,250 had to be posted either by bond or cash to get the map past the tax collector to record. My client found out what the amount was today and has, in hand, a cashiers check for the amount that we will be giving to the county tomorrow morning. When that is paid, the map will finally go to the county recorder. It's been a close race, on June 5 2011, the entire project would have expired.

> Where the fees to the city more than the cost of the survey?

I just wish I was able to make the map check fee..my fee was just 4K

>Do you think high fees charged by the city discourage people from getting surveys and hurt business?

Yes, when it comes to doing simple subdivisions. This one did not divide property, it merely took three existing parcels and combined them into one parcel.

Doesn't this mean that $25,250 would have to be paid in taxes regardless of the subdivision/merger, only that it's being paid a little earlier than usual? That leaves roughly $10k for survey and map checking. The $6k map checking certainly seems outrageous, but not as wild as the thread title suggests.

To me, it's simply unbelievable that the city bills 1.6 times the cost of the survey to "review" the survey. I can't imagine explaining that to a client. At $6552, if a guy making $40/hr reviewed it, he would have to spend 4 full weeks to cover his salary. Of course, I'm sure if the fees were broken down, they are completely overbilling their time and using the excess to fund some other operation that loses money.

Yes it is being paid earlier Jim. My client will get a refund of the balance after the September taxes come out of it but it will take maybe 18 months to get that.

The shocker was the 25G's that popped it's head up this morning..yea, it sure is a wild thread title 😉

BTW..David my client has been hinting to me about just giving me more loot! He did not realize just what it takes to get a map beyond check and past title company foul ups, so I guess he is appreciative. The last time I saw him in person he drove to a site I was working on to pick the final mylars up and give me a check that was due. He tried hugging me but I was able to take the check and dodge the hug
