Abandonment of Easement in Texas

Hi Everyone my name is Cynthia, I have possibly a stupid question.
What I am trying to do on a limited budget is get an Abandonment of Easement on property I own in Texas. The Town requires that I get an Abandonment Exhibit of the easement to be abandoned, metes and bounds description of the easement to be abandoned, etc. They provided me with a detailed list of what is need, which I can provide is someone needs to see it.

My question is this, can surveyor, take my existing plat, and figure out the metes and bounds of the easement without visiting the property. I can provide the plat for review.

I am in the market to hire someone to get this done for me.

I'm not in Texas, nor am I a Texas registrant, but...

It's possible, but all plats are not created equal. Whether yours will be suitable as a base for your intended use depends. If the surveyor who produced the plat is still in practice that is likely to be your best bet.

If you have a map of a recent survey of the property, why not just ask the surveyor who performed the work what he or she could do? If they are unavailable, some other local surveyor would be your best choice, I'd think.

I would strongly recommend that you look to surveyors in your area to provide you with service. This message board has surveyors from not just Texas but the U.S. and the entire world. Nobody can do the work except a Texas Registered Surveyor and your price will be highly dependent on the specific circumstances of your project. We don't even know what part of the state your project is in so asking for prices is kind of like asking a mechanic how much to fix your car without letting him look under the hood first.

www.tsps.org has a find-a-member function that may help you locate someone in your area and there is a roster at the Texas Board of Professional Land Surveying.

You've gotten good advice so far. Many of us from other States like to be helpful or share things with our peers in these threads. That won't help you. Now against my own advice...
Take the advice to contact the Surveyor who did the Plat or a recent survey. Learning your way around different municipalities can be tricky. Many of the local guys will already have a relationship with the people that will review your request.

without visiting the property. PROBABLY NOT

I can provide the plat for review.

Cynthia,

I have done a few of these, and the Survey is usually the cheapest cost of the process. Some of the Utility Companies (power, telephone, cable, etc...) They will charge thousands of dollars to review the easement and to make sure they no longer need the easement, if they have ever uses the easement or not. I would check to see what they will charge to make sure it is your budget.

A good or even half ass Surveyor will visit the property to look for property corners.

The surveyor who did the plat, or the one who surveyed your property would be a good place to start/
