They had a survey done and told us our pump house, a corner of our garage and house are on their property. Our house etc were built 15 years ago so I have been told by 3 attorneys that adverse posession has already happened and we have to do nothing. I agree, that you should start a new post..... probably Titled "Adverse Possession Washington".
There are quite a few surveyors on here that work in Washington, Myself included. Adverse possession can be cut and dry and it can be clear as mudd. Since Washington is a Recording state, I would hope your neighbors surveyor filed a Recorded survey with the county. Viewing that would give the Big picture. If you are unaware of that, it would help if we knew where you were located.;-)

That is not an accurate statement. Adverse Possession is not much different in WA than anywhere else. Title vests after 10 years of AP (or less under certain conditions), but in order to exercise those title rights the claimant is going to have to prove that they exist - that the possession was actually adverse. And exclusive, actual and uninterrupted, open and notorious, and hostile under a claim of right made in good faith.Just having stuff on the other side of a survey line is not proof of AP. There are loads of contrary circumstances. But you are wise to be willing to settle.
