After Dave Drahn posted his nice drawing I pulled this problem out of my trash can and finished it. ( I stopped calculating on the problem when I calculated as others did a distance of 560.65 feet between 2 points that Ozarkbuilded said it was 575 feet. Also one poster said that there was a 5 foot bust in closing coord.)
So I do get a difference between the tangent bearing of N 80 17 E of 28 seconds; but that does round down to 17 minutes as is shown on the plat. That makes an error in closing of about 0.01 feet (no big deal). The method used to get the 3 acre as requested is still the same (if not using a computer, which I did not use). I numbered the points on the plat counterclockwise starting form the Conc. R/W monument (which I also call the P.O.B. or point #1). So from point #1 to point #6 i get by inverse 560.646. ( Oh I used at the POB starting coordinates of N 2000.0000?ÿ E 1000.0000). After I pulled it out of the trash to finish it I came back on the arc of the curve 30 feet (as requested by the 1st poster to be his POB for his area of 3 acre). I moved on line between point #6 to point #5 and calculated the area till it get to 3 acre (distance left out for obvious reasons) It took me 8 iterations to get the answer (all done using a HP20S calculator and no programming steps; NOT too old school because I could have used logarithms to solve the whole problem--- Now that would be old school).
Question for all posters: I tried to print this out but come up missing some stuff; like on the very 1st page it prints the plat but NOT the posters wording under his post.?ÿ?ÿHOW DO I PRINT ALL OUT?ÿ(Thanks in advance)
ShareX is a free screencap app for Windas and it does a bunch of other crazy stuff like OCR (object character recognition) where you can capture text in an image and it makes a decent attempt at converting it to text, scrolling capture where it caps an entire webpage even if it goes below your visible screen, auto upload to preset destinations, image editing and screen recording.?ÿ For free (although it's probably mining my project database and streaming it o an alien base on Nurubu).?ÿ I mostly just use ctl-N for capturing a region to the clipboard/capture folder.

I wholeheartedly agree, for Boise and Portland and most of the rest of the country west of the Rockies. But nobody from the Ozarks, or anywhere near it, has challenged my estimate.
If there is a threat of a pulled corner, I often set 2 monuments. One buried 6", and one on the surface... For them to pull.
And, I recommend the setting of T posts, beside all pins anyway.
I had a feeling that "something was afoot. Pin puller neighbor should pay to replace it. Tie your German shepherd to the t post....

@mark-mayer $800 to set the line, the other pins were identified from the 46.5 acre survey. This ten acre that was surveyed long ago provided that information.
This is the neighbors from hell, actually much worse. 6 kids, six different baby daddies. She's a psychopath, has had about 12 different drug addict of the month crackheads live there in 2 years. I would estimate about 400 actual crimes including trespassing, animal trespassing, stealing, destruction of private property, dumping, etc. Present crackhead threatened to shoot me if I came into the pasture which is my property. Two witnesses, not in jail yet.
Wow. That makes me sad. The old kind of ornery neighbor was better, that this new kind.

That's because the "get off my lawn guy" worked hard to pay for his land, and took pride in his slice of the American Dream. People with little or no skin in the game, not so much.
Two other neighbors and we get along great, total of 197 acres. Just a 3 acre tract in the middle that's a problem for all of us. Never had a bad neighbor in my life.

I've heard many things in my short time on this planet.
Non tangent curves, missing data, spiral curves, where simple is better. Moved monuments. Donut spare tires, no spare at all. Craigslist scams, great survey stories, lost plumb bobs, broken tapes, wrong prism offsets, survey monuments that were pounded hard, and barely had magnetic signature, flagging on a stick, but no metal. Non recorded deeds, plats, and contracts.

I hope to have it tomorrow. I believe it's done. The surveyor left Friday because of the chaos. I needed a line stake at the end of the pasture to post the property.?ÿ

The surveyor went 30' west of r/w monument in the driveway. There is very little room to do anything else due to a garage building at end of driveway. I still haven't found back corner of this 7 acres yet.
