We need to charge more than a lawyer …

We do, indeed, need to charge more. But perhaps not for immediate gratification. We need to charge more for the long term good of the profession. To be able to pay good wages and benefits, so that we can attract the new blood.

built a fence on their property

IF the fence is on their property as you said, unless your mom has some sort of easement how do you know ?       Did your mom ever have a survey done, or title work to review?  Did the neighbors?

Sorry you’re not getting any response, but I have to say I get these kinds of calls and the red flags fly pretty quick.  It’s a lose/lose situation for a land surveyor, and everyone expects us to work for peanuts.

If mid six figures as a PLS isn’t common (+50% in urban areas), then this profession will struggle to fill the ranks.

No kidding. It’s one thing when replenishment of licensees is not keeping up (like now), but for that to happen without a significant boost in prices and salaries…well, we all know how that goes.

At those rates maybe some surveyors could even afford to live somewhat close-ish to their offices.

OK, so even though I could theoretically get someone from a different state, they can’t do the survey work unless they are also licensed in NC.  Got it.  Thanks for the clarification!

**Gulp**.  Talk about sticker shock!  That would be out of my Mom’s financial reach for sure!  I can only pray that the Seattle area’s high COLA does not apply to Cumberland County, NC.  Also she is able to wait for several months to get the survey done and hopefully that would bring down the cost some more.

This survey could be had for $500 all day long within 45 minutes of Raleigh (I kid you not). With a quick search, it does appear Surveyors are scarce in your area. As mentioned before, I would avoid red flag terms like dispute, problem, etc. Timing is everything, keep calling.

That is very valuable information!  I guess Amazon is supposed to be building a new fulfillment center in Fayetteville and maybe that is what has caused the lock on local survey talent.  I have a surveyor from Raleigh looking into my job right now. I’m keeping my fingers crossed!

If the OP had posted the specific details of the location, given how this forum works, most of the research and investigation work would already be completed, given our professions tendencies.

I am from coastal NC and would say that in the Fayetteville area your probably looking at $1000-$1800 for a lot survey.  I have only worked a few times in Cumberland county but each time was behind someone who charged $400-500 for survey. There work left something to be desired.

Now we know why there are no NC surveyors available.

$500 . Gas and mileage in an F150 from Raleigh to Fayetteville might eat up half that.

I can’t count the number of times we’ve all dug into someone’s survey issues and found things they didn’t even know.

    @cosmolabe

Yes, I was thinking that $500 sounded way low for a good survey.  Thanks for confirming.

Really?  OK, here we go:  the address is 700 Chadwick Rd, Fayetteville, NC.  The PIN# is 0439-11-0716.  Is that enough info?

Is this the neighbor at 704 (?) Chadwick or the one that fronts onto Rosehill?  The version of Google Maps I’m using doesn’t clearly show a new fence anywhere.  Pretty bushes, by the way.

Unfortunately, I still see postings on indeed.com for licensed surveyors with salaries of $75k.  We will not replenish our ranks if that’s what achieving our coveted certification gets you
