    Hello - 

    Could I get someone to translate this into layman’s terms?

    “thence continuing in the same direction around the cul-de-sac a distance of 224.81 feet on a radius of 75.00 feet to an angle point set in the ground on the southerly side of a 20.00 foot private right of way; thence running South 71 deg 51’50” West a distance of 486.38 feet along the southerly side of said right of way to an angle point”

    I have a 6-pak bet to win, if I’m correct.

    It can’t be drawn from the limited information provided, since we don’t know where on the circle of the cul-de-sac we start or which direction to go.

    But we can say that prior to this description we were at some point on that circle, and went in whichever direction, for almost halfway around that circle before leaving it in a generally west-southwestern direction in a straight line for 486.38 feet.

    South 71 deg 51’50” West means that if you face south and turn that angle toward the west you will be facing the direction to go forward.

    In a typical suburban development the actual lot lines are a foot or two toward the house from the sidewalk, and that grass between there and the sidewalk and on to the street curb you take care of for the benefit of the city.  So the point on the circle of the cul-de-sac is probably closer to the house than you expected.

    that is “probably” a survey monument of some sort, but “set” might not be quite true… speech of habit, canned phrase.

    is very important… more important than the numbers/measurements. It might be recorded somewhere, hopefully it is.  (assume 20.00 foot is actually 20.00 foot wide)

    Here is what I come up with, assuming that the South R/W line is Radial. True though that more info is needed to determine the overall picture.

    I might have guessed the beginning of the ROW to be centered on your line 3-2, and the description starting point 4 correspondingly earlier on the circle. But yes, we don’t know enough to decide if either is right.
