I am working on ROW parcels for TxDOT and I ran across an interesting scenario.?ÿ A plat from 2012 calls out for a 13' ROW dedication and a variable width TxDOT ROW reservation easement.?ÿ
It appears to me the TxDOT reservation (line highlighted in yellow) runs all the way to the original ROW line of the intersecting street (Gray Rd) and the 13' dedication begins at the end of the green arrow shown and continues to the East.
What is interesting is the road has already been expanded in this location and Gray road now occupies the 13' dedication and 13' of the TxDOT reservation. Am I correct in my assumption of where the limits of the reservation and dedication are?
From what I can tell based on the distances given (297.22' , 321.71' 17.91' and 17.81'), the 13' R.O.W. dedication extends a little further than your green arrow. I would say that it extends to 'L2' and the acreage adds up. It's a little tough to tell because the 14' Elec. easement runs along the same line. It's hard to tell from the linetypes if the reservation easement continues.?ÿ
Yep, after I posted this up, I noticed the acreage and changed my mind. The way I see it, the dedication extends all the way to the cut back and the reservation overlaps it.
It looks like a typical TxDot widening plan.
