well, this doesn't ***technically fall within downtown- more like the area outside the castle walls. as the guy at the city responded today: "all the good stuff's been surveyed already."
what this amounts to is a buncha big time $ has finally discovered this -historically- cheap and beat up neighborhood with supreme proximity to the real downtown. gentrification is an understatement here. and somebody here at the office is getting us a ton of work over there, which I will now, by default, be tacking on some calculated premium for additional research and field time.
I actually love the work. it just tends to be so cumbersome as to throw a big wrench in the overall workflow.
