I agree Derek. It prompted me to send her an email saying the same.
"Do not rely on anyone’s word about where your property begins and ends. Purchasing a property without a proper land survey could mean problems. Without a registered survey, you will never know the true details of your property and are ultimately risking your entire investment. Even a minor discrepancy in the boundaries can make a huge difference. Something as seemingly insignificant as a fence post crossing the boundaries can create a snowball of expensive litigation, and even worse, nasty looks between neighbors."
Preaching to choir....
Of course 'we' know this
- but Mr public / 1st time home owner doesn't
That's where "WE" have fallen off the wagon
is in educating the public of property boundaries and corners
they have no idea---
of the potential problems of buying real property
without a survey
-
But life goes on---
Wonderful article, I couldn't have said it better myself.
Sadly the majority of conflicts that I run into fall into categories easily prevented by a survey. I can't count how many times I'm hired because someone "told" the land owner "where" their property "ended" or "stopped". Nor can I count the number of times the situation created a serious liability for the owner....an encroaching structure, for example. Fortunately the realtors I work with always recommend a current survey be performed. If more land surveyors would express the problems created to their local realtor community I think there would be many MORE surveys and far FEWER problems.
