Back several months ago I decided to get on the list of a survey broker, we'll call them Broker X. Not long after I got on the list, I received a request to send in a price on some motels. There were 149 motels and I sent in a price on 5 of them, for about $3500 each. A few weeks later I emailed the outfit asking how my prices were and got this response, "They were a little high, most of them went for about $2000." I mentally wrote off ever doing any work for Broker X.

In the past year, I have gotten hooked up with an attorney. She lives down the road and her only client is a signficant owner of commercial property. We've done quite well this year working for her. She asked for a proposal on a property this morning. After dinner, she dropped off a copy of the old survey from 2006.

Here is the good news. The old survey is from Broker X, and it was done for this attorney.

Obviously Broker X didn't provide a good service, or they'd still be working for them.

I am surprised at the amount of resurveying that I am doing these days and that the last survey they send me can not be found on the ground.
Any and all buildings, fences and utilities and such are mostly the same.
Existing monuments and set monuments are mostly fiction.
The people that are in the business to stay and live in the area expect a good product that they can use multiple times.
Out of towners and brokers only want to close bulk orders.

Agreed. The one I priced yesterday is in south Mississippi. The previous survey was by a firm with a "less than stellar" reputation from Memphis. I'm not expecting to find any corners.
