This is more of a historical thing. Once this surveyor cut the piece off, all the documents , reflect the error. As for the GIS mapping. I installed a program on my smartphone called GPS Waypoints. Put three points Lat- Lon from the corners on the GIS and directed me within 3-feet of first inside corner (IMO). I wanted to find the next two, but fear of being shot stopped me.:worried:[/QUOTE

It may be, having the records in hand, that the surveyor who purchased the records could discover any potential error but he would be a fool to tell you what the likely outcome would be as that is practicing law.
An Attorney might be able to tell you what the likely outcome would be based on case law but that does not necessarily mean that a Judge would interpret the case law decisions in the same way and make a decision that yields a different outcome.

I think you did not read my last post: The neighbors deed reserves out 25 acres to our parcel. So despite the survey being inaccurate, 25 acres of that property belongs to our farm as it has , since 1942. The reason I never knew it was , I never seen the neighbors deed until a few days ago. I do not think this will lead to any court case. The neighbor built a new fence, along side, the one that's been their forever. (embedded in trees) But a re-survey and deed may be required. I prefer to add the 25 acres to my survey and deed.

Having done work in that same area, the situation you are dealing with is more the norm than exception. Get thorough title research on your and the nearby parcels and have a new survey performed and RECORDED in the courthouse. The volume of sloppy transactions, poor tax mapping, sporadic deed recordings and sub-par surveying in that part of the state is unfortunate. There are good surveyors in the region that can help you fix the issues.
