Ring ring

Him:?ÿ Hey, this is Kenny from down south of Whoville and I'm buying the big chunk of land from the other Kenny who lives across the road.?ÿ He gave me a copy of the survey you did and you have a mistake in the acreage that I'm buying.

Me:?ÿ Oh, crap.?ÿ I'll pull this up on my computer while you tell me what you see as the problem.

Him:?ÿ You have the same number of acres for what he's keeping with the house as he is selling me and that can't be right.

Me:?ÿ OK, I have it pulled up, now.?ÿ Let me look.?ÿ No, the correct number of acres is shown.

Him:?ÿ Where?

Me:?ÿ Follow along with me on the description for the remainder tract.?ÿ It says you are getting all of (this) and all of (that) less the (description of house tract containing x.xxx acres).?ÿ Then it says all being in (section township range) and encompassing xx.xxx acres.

Him:?ÿ Oh, I didn't see that last part until just now.?ÿ This makes sense to me now.?ÿ Sorry to have bothered you.

He had me worried.?ÿ In forty plus years of doing this I have made the mistake of screwing up the acreage in a similar circumstance.?ÿ As a survey reviewer, I have found this numerous times being done by other surveyors.

The problem is in his opening with "you have a mistake" instead of "help me understand this" . We should all learn from that. If there is indeed a mistake there will be plenty of time for those words later.?ÿ ?ÿ

@norman-oklahoma?ÿ

I'm a big fan of this method too...

"HI, is this Schmidlap survey and engineering??ÿ

SCHMIDLAP: "Yes, who is this?"

"ME.?ÿ I'm looking at a survey of?ÿ something that has your stamp and business Information, so i called because I'm trying to figure something out from this PLAT/EXHIBIT/ROS/ETC"

SCHMIDLAP: Hangon, let me fi d that job....

I have found numerous errors in the end were easy to figure out or that had been overlooked, but because I'm not a license, I?ÿ let them see it from my viewpoint let them call it what they want, mistake or otherwise and have always been successful in getting them to assist.

Ymmv.

... but because I'm not a license, ..

That has nothing to do with it. I have thought I found errors in the work of another hundreds of times, the times the error was not mine can be counted on the fingers of one hand. Engaging humbly will save a lot of embarrassment and ruptured professional relationships.

well said. It helps to not be in a hurry either, to properly absorb the information as a whole

I don't know how may times I've computed around a description or map and the sumbitch didn't close.?ÿ What a dumba$$, I'd think.

Just to be safe, I'd run around it again to be sure, and 99% of the time I was the dumba$$......
