Richard: Hello, I am Richard the architect. We have to go to historical for the Robinson project that you worked on a few years ago. Any chance I can get a copy of the as-built and just sketch on it the addition to submit to Historic? A PDF would be fine.
Thadd: You know that my stamp only applies to what is on the plan when I stamp it, right?
Richard: Well, I don't need stamped plans for Historical.
Thadd: I don't save PDFs of unstamped plans. As an architect you probably don't appreciate it when people submit doodles on your plans for building permits, right?
Richard: Yeah, I guess we do not.
Thadd: So where is the addition going?
Richard: 2-1/2 foot kitchen addition in the back...
Thadd: OK, so it looks like it is conforming, but the lot is non-conforming and you will need an opinion from the Zoning Enforcement Officer that the addition is not substantial based on the Bjorklund Case.
Richard: I guess we will have to talk to Sarah.
Thadd: The addition is over patio but still within 100' of the wetland, hopefully you will only need a Reguest for Determination of Applicability.
Richard: We talked to the Ecological Consultant.
Thadd: Good, but we did all of the Conservation Filings for the work completed by the Ecological Consultant.
Richard: Oh, so I guess we should talk to you to update your plan.
Thadd: Probably.
Richard: Well, we really need to file this ASAP. We are already behind schedule.
