Remainder Parcels

We have a recorded parcel map that has 2 parcels and a Remainder Parcel. ?ÿThe Remainder Parcel encompasses several underlying lots. ?ÿDid the recorded parcel map create just one lot (Remainder Parcel) that includes all the underlying parcels? ?ÿThe owner wants to do a lot line adjustment using the underlying parcels within the boundary of the Remainder Parcel. ?ÿWe see it as ?ÿonly one Remainder Parcel. ?ÿAny input is appreciated. ?ÿ This is in California.

This is a zoning or assessment question. Policies on buildable parcels vary greatly by municipality...

My understanding and how I interpret the SMA is the remaindr is part of the subdivision and all underlying parcel are lost.?ÿ The remainder parcel becomes a legal parcel for sale or lease and could only be conditioned at time of development depending on local ordinance.

You have 3 tracts 2 are recorded and 1 is the?ÿremainder. My take is the remainder was not touch since it is the remainder, and every tract in the remainder is as it was before the other 2 tracts were recorded.?ÿ

However call the City or County to get their opinion.?ÿ
