Just remind him that he isn't required for the sale of anything, ever. Surveyors are required, to insure that the non chalant comments he throws out about the fence line, acreages, and boundaries so the public benefits. We'd be doing just fine if there were no realtors. Surveyors who practice in realty are a wholly other group, and definitely raise the bar for the rest, in most ifnot all cases.?ÿ
No survey required if no new lot lines are being created in most places (and not even then in some places).?ÿ

Here is a place where I shouldn't respond, stay silent, and then the idea that the field of Surveying keeps getting short shrift for all the value it brings rises up inside me and say :
"Screw that. I'm saying something..."
It has to be Surveyed to have lot lines, or even exist as salable and conveyed to an owner other than the government or the previous occupation native people.
I wish that we as a group, a professional and technical and hardworking bunch of( mostly guys accepting and encouraging women to join up faster and more often) we could come to a common ground that we need to support and hold our position and avocation up so people are understanding what value we bring and not just some necessary evil or long time ?ÿnd now not needed profession or (I don't even like typing this) occupational endeavor.

@jitterboogie The only time a survey around be required is when a new line is being created. Are you implying that a new survey should be required everytime a property is sold? That is a waste, and devalues our work. If we are creating a temporary transactional thing that people are only paying us for because an outside force is requiring it, our product is worth less to our clients, and you know what that means.?ÿ

I've known some good and some bad of just about everything. RE agents are no exception. My observation is the dirtbag factor (percentage of scum) is fairly consistent across most occupations and professions. Surveyors included.

Only slightly related, but the same phenomenon occurs when it comes to others explanations of things we know a lot about. It's easy to find things wrong with what a non surveyor is saying about surveying, but we need to remember that the same is probably true about what we say about proffesions and services we are not experts in.?ÿ
Realtor is a cross between business person and professional. Land Surveyor is a profession with business being an incidental necessity. Realtor is more like a store owner. If you went into a camera store the owner might be an expert in cameras but they are also sales people.
Where a particular Realtor?ÿfall on the spectrum varies. The first two we used were more on the professional side, the last one more on the business ??look out for no. 1? side. Don??t get me wrong, she??s not a bad or unethical person just not as forthcoming with advice that would tend to discourage the deal. Can??t really blame her, not like she??s making all that much money. The big realty firms suck up most of the revenue which is why they have class A offices all over town.
Buying a residential property is complicated, if you want unvarnished advice don??t ask the Realtor. There could be room for a profession that purely serves the client but that would require fees and most people don??t have that much cash lying around just to blow on not buying the property.
