This next shot shows the RE's plastic cap in the pipe.

Did you say something about monuments? Sorry, I couldn't take my eyes off the shoes. (Never seen Wallabees in the field before.)

Looking at the second photo you get the feeling pipes are getting pretty cheap about eight feet further back.

I found some redwood hubs in Los Osos at least 20 years after the previous map and they had been there many years before that. But this is on a sandy slope within view of the ocean.

I also found a redwood hub in Marin County on a dry hillside under Manzanita. The map I had which last found it was 40 years old.

In the right conditions those redwood stakes can last a long time.

any chance erosion exposed the iron pipes? makes me think this because of the irrigation pipe at the surface, rather than being buried. as for the nail and washer in a guard stake, never seen such an animal. the rosemary makes me hungry for chicken.

No. These are maybe a few weeks young.

I would seriously consider sending those pictures along with closeups of the tag numbers and a complaint form to the board...but that's just me.

Well after thinking about it a little I would do that for the hub. For all I know that pipe is 4' into the ground. Hubs in So Cal are not the standard of practice for property corners. With it being wet like that - they would be lucky if that hub lasted months.

Ryan.. I am not convinced that the RE, whose tag number is on those markers, even knows that they were set for the lot I am re-surveying.

From my conversations with my client, the crew that placed those markers were engaged in doing an architectural survey next door. My client approached one of the members and inquired about having his land surveyed. He fully regrets doing that.

I think the crew saw a chance for a quick buck and jumped on it.

I would contact the RE but there are two attorneys involved so until I get permission to do so, I wont.

His crew really screwed up the survey.
