I question whether you should call to the junior line or not as well. But if you do, in my opinion, it can't "change" the seniority or primary line. If you think about it, the junior line truncates at the senior line if it is junior. If you subsequently call to the junior line, it is the line that "did" truncate at the senior line and is still the common line.

If it's your professional opinion, that the two lines are one and the same, I don't see the real harm in making that the call (to them being a common line).....unless you just leave the deeds as they were originally written, verbatum.

I like your suggestion.

Front load the recording data in the call, that way it doesn't break up the direction, distance, and monument data as much.

It still has all the required information, but seems less cumbersome.

I will have to try that next time the situation arises.

If I was describing the southerly tract, I would call for the monuments set for that tract only, no monuments were shown in the sketch so I did not call for any above. If there was a monument along the line it would be shown and described along with its origin noted in the filed survey, that information is readily available in recording states and has no reason to be in the deed description of the Southerly tract, especially when the adjoiners recording documents are referenced. If the tract had already been described well enough for me to locate it on the ground and monument it's corners, I would not be rewriting the Recorded Deed Description at all, I would be filing my record of survey in the public record, the Deed Description used for the survey would be noted, not always the latest, if not the reason why would be explained. The reason why, usually has something to do with someone rewriting the description and changing the calls or original intent.

I'm just a brush ape, but that's not the way surveyors seem to do it around here. They either hold the midpoint (junior) monument and call it out in the description or show an offset from the actual line.
