I got a call this morning from a client, Irwin, I have done a lot of work for. It seems he is going to write his own easement so he can connect to a power pole that is closer to his main service feed to the new home he is building for himself.

I asked him if he knows where this power pole is in relationship to the property line, he says he does. The monuments were in last time I was on the site and the subject power pole is on his neighbors property.

The reason he called was to ask for the filing information for a Record of Survey I did for him. I told him that if he is going to refer to a document, then to refer to the Parcel Map document that created the two parcels.

Irwin said that there is no reason that he should pay someone else three hundred dollars and hour to write a simple easement. I told him he was absolutely correct because a charge of three hundred dollars an hour is just outrageous. I also told him that if he needs my help, just ask, but make sure that what he writes is correct.

Irwin is 77 or so and is one great guy. He adopted five kids over the years, one I did meet a few months ago. The young man was an ex gang member and covered with tattoos but he now works for "Dad" (Irwin) and has realized that being a gang member is a dead end road.

Irwin gets cheap in the weirdest areas.

Edit: Changed three dollars an hour to Three Hundred dollars an hour

I like good ol' boys with lots of initiative. Eventually, they will help us make some money helping someone else straighten out what was intended originally.

Who told him it was going to be $300/hr? Is he going to let you look at it before he records it? I'll bet you'll just about completely re-write it and it will take you about 15 minutes and since he's a good repeat client, there will be no charge. I'd probably work it that way anyway just to keep him out of trouble.

An attorney I guess. Irwin sent me the easement document last night. It was not just a description he needed written, it was the entire easement agreement. He actuallyt did a pretty good job with the agreement, a bit lacking in the description of the easement though.

That's exactly what I did. His description, though rough, was one that could be followed with no ambiguity as to what the intent was, I just polished it up a bit for him.

If Irwin decides to use my descriptio or keep his own makes no difference really. He has sent his original that is contained in his easement document to the Dept of Water & Power person who will comment on and eventually approve the language. I decided to spell out the 10' since Irwin had done so.

Looks like he was doing a very fine job until he said to go northerly when he meant to say southerly.

Haha..Yea, I sent him an email telling him that should be changed if he uses his own.
