I know what you mean by some surveyors marking monuments for one side only where in fact it should be common?

An argument I have had for a long time with those who only use the protracted section center lines as evidence and reject all existing monumentation.

On the other hand, it sounds like in your case a complete and thorough survey of the entire parent tract was done, which is not like a typical route survey that doesn't necessarily find the true sidelines of all the parcels it travels through.?ÿ But title company is probably just following "standard" right of way description practice.

Lets not start this ROW monuments thing again. Some of your statements have been heavily disputed in a few very long threads here.?ÿ?ÿ

In fact these surveyors would reject a private survey monument that may be a few links away from their measured point, reject it and set a new monument for the corner of a 1/4/1/4 section!

And of course leave the existing monument to confuse everybody.

I don't have any links to the example that I mention; only memory of reading official BLM field notes.

Upon reading your post again, I completely misread your "links" comment!! I surveyed in chains and links.

As I recall, the example was the subdividing of a section to determine the boundaries of the SW1/4SW1/4 and the section was subdivided using only the protracted center lines as evidence of the boundaries.

The section had been previously subdivided by a private surveyor and his monuments were ignored.

The SW1/4 was subdivided and of course the center lines were run at the record of the protracted center lines.

At the center of the SW1/4 an existing monument was found and ignored.

A bright shiny brass cap on a pipe was set a few links away and was meant to be a boundary marker of the SW1/4SW1/4.

One can only imagine what the local landowners thought?

I could say something like the land owners thought why hire surveyors at all if they never get the same answer but that might start a 5 year 55,000 view thread so I won't.?ÿ
