I do believe you fumble fingered the quadrants. There is no latitude greater than 90°

I tried a couple of variations of the geographic coordinates you listed and didn't find a lake or even a pond.

I had to write 37 descripitons for new voting districts for a parish. The shortest was 15 courses and the longest was 32 coourses.

What did you do with the riprap/ bridge support calls?
That sounds like a few days' work for me.
Reference Plan Ontario solves the long description problem
In Ontario we prepare what is called a Reference Plan from a field survey, illustrate the various portions of the parcel needed to be described as a numbered "PART", deposit the plan in the Registry Office leaving the description in a document to be 'that Part of Lot J Concession Y shown as "Part X on Deposited Plan BBR-ZZZZZ".

Never ever have I had occasion to be involved with anything like that.
But, I did do a 13-sided 1.24 acre tract once upon a time.
Read a description on a survey today that took over 20 calls just to get to the point of beginning of the tract surveyed.
Although not even close to a winner in this contest, I did a 236-course annexation boundary description and map last year. It encompassed 126,130 acres, more or less.
